Springfield ‘thriving’ in market

With limited inventory and steady buyer demand, Springfield is one of the top housing markets in Lane County, offering more affordable prices compared to Eugene.

Currently in a strong seller’s market, Springfield’s Months of Inventory (MOI) has decreased from 2.11 to 1.75 months, with active listings dropping from 114 to 89. This tight supply has increased competition among buyers. The average list-to-sold price ratio is 97.4%, indicating homes are selling competitively while maintaining pricing discipline.

●  Market Type: Strong Sellers Market with 1.75 months of inventory.  

●  Future Trends: 37 homes are pending, and a stabilization in inventory could indicate a shift to a Healthy Sellers Market.  

●  Offer Strength: 27.5% of homes sold above list price, with properties under contract in the first week averaging 100% of the list price.  

●  Market Speed: Homes are selling quickly, with 37.3% sold within the first 7 days and 56.9% within 30 days. The average days on market decreased to 39.  

●  Buyer Strength: 54.9% of purchases were made with conventional loans, reflecting a balanced buyer landscape.  

●  Pricing trends: The average sales price has risen from $439,610 to $458,114, remaining below Eugene’s average of $513,687. The price per square foot also increased to $280, indicating continued appreciation.

CRESWELL –Council President Alonzo Costilla expressed enthusiasm during the January Creswell City Council meeting, highlighting a proud moment for the city. In December 2025, the travel website “Islands” published an article featuring Creswell as a hidden gem in the Pacific Northwest. The article runs with the “The Friendly City” moniker, showcasing it as a scenic, community-oriented destination that offers a unique blend of small-town charm and outdoor adventure. 

Freelance travel writer Jean Chen Smith highlighted Creswell’s walkable downtown and its local flavor. She specifically mentioned the charming, pedestrian-friendly business district and highlighted key attractions, including the Creswell Historical Museum and the Creswell Bakery. Other highlights include:

●  Views and nature: Nestled in the foothills of the Cascades, the town offers views of major peaks like the Three Sisters and Mount Bachelor. The nearby Creswell Butte serves as a protected scenic resource, and the town is a “base camp” for exploring the Willamette Valley’s famous wine region.

●  Community events: Like the Fourth of July celebration, Arbor Day Celebration, and the “Movies in the Park” series hosted by the City.
